Source of Expertise
The principle source of the experience and expertise available to the Company emerges from the ultimate controlling shareholder of the Company which is Equatorex Sdn Bhd, a special purpose Malaysian based investment entity of the Halim Rasip Holdings Group ("HRH") founded in 1976. HRH began as a mining operation but later diversified into the Oil and Gas sector and in the capacity of promoter/developer/manager undertook the conceptualization, business planning, construction oversight and management of all the processes to design, finance and construct and establish the organization to operate and manage two new ports in Lumut, Perak, Malaysia. The first, Lumut Maritime Terminal commenced operations in 1995 and the second, Lekir Bulk terminal, in 2002. HRH has since disposed of its interest in these ports in 2011. For your information some details of these ports are set hereafter.


LUMUT MARITIME TERMINAL (LMT)

Multipurpose general port that handles dry bulk, liquid bulk, break bulk, general cargoes and containers and included for the development and sale of industrial lots in an industrial park of ablout 336 hectares to port-related industrial activities (liquid storage, refinery, fabricating, manufacturing and processing activities).

LMT DEVELOPMENT HISTORY

Subsequent to execution of the Privatization Agreement with the State Government of Perak in February 1993 by HRH, construction of LMT commenced in November 1993 on a turnkey design-build basis.
The scope of works included the filling of some 70 acres, a 200m marginal wharf, a 58m marginal barge berth, open and covered storage facilities, appropriate infrastructure and an administrative building for a value for RM 60 million.
It was completed in July 1995 and was officially opened on 24 July 1995 by the then Prime Minister of Malaysia, Tun Dr. Mahathir Mohamad in the presence of the then Chief Minister of Perak, Tan Sri Ramli Ngah Talib, many dignitaries, over 12,000 citizens, 4helicopters, 1 float plane, a 100 foot yacht and the 12,000 DWT MV KOTA MAWAR being the first vessel alongside.

Since 1995 the LMT Terminal has improved and extended its facilities with additional open and covered storage, handling equipment and, in 2001, an extension to the Main Berth of 280m, with depth alongside of 12m ACD, resulting in a total overall straight-line berth length of 500m.

LEKIR BULK TERMINAL (LBT)

Deep water (20m ACD) highly mechanized dry bulk terminal capable to discharge coal up to 45,000MT per day and able to service Capesize vessels.

LBT DEVELOPMENT HISTORY
Consequent to the in-principle indicative approval of the State Government of Perak of the Lekir Coastal Development Project (“Lekir Coastal Project”) in 1996, two companies were formed by HRH to promote, develop and implement the Lekir Coastal Project, which comprised two related developments:

1. Desa Kilat Sdn. Bhd. (“DKSB”)
The promotion and development of the Lekir Coastal Project comprising the reclamation of land from the sea in the form of islands and the sale of these islands. Total area available for reclamation was 20,000 acres.

2. Lekir Bulk Terminal Sdn. Bhd. (“LBT”)
The promotion and development of a very deep water bulk terminal, complementary in nature to LMT and the Lekir Coastal Project.

DKSB commenced reclamation of the First Island (of 325 hectares) in July 1997 in waters of depth 0.5 m to 2.0 m ACD. The scope of works included reclamation of land, slope protection and the construction of a bunded enclosed body of water.

The First Island was completed on 31 August 1999, and was handed over to its purchasers, TNB Janamanjung Sdn. Bhd. for the purposes of construction and operation of a coal-fired 2,100 MW Power Station,and LBT, for the purposes of its very deep water bulk terminal, pursuant to Site Acquisition Agreements executed in January 1999.

LBT executed a Jetty Terminal Usage Agreement with TNB Janamanjung Sdn. Bhd. in August 1999 for the provision of coal unloading and delivery services to the Power Station, thus securing an anchor customer. LBT commenced the construction of Phase I of the dry bulk terminal in May 2000, comprising berths able to accommodate Capemax and Panamax vessels with water depths alongside of 20m ACD, a 2,000m trestle, 2 grab discharge cranes, mechanized handling equipment and controls and appropriate onshore support facilities.

In 30 June 2000, LBT achieved financial close with the issue of an RM 445 million Serial Bond rated AA3 by Rating Agency Malaysia Bhd on a non-recourse project finance basis.

The company was established under the name of PT Intikeramik Alamasri Industri Tbk (PT IKAI Tbk), initially established as a manufacturing industry and engaged in the production and marketing of Ceramics under the brand name Essenza. PT Intikeramik Alamasri Industri Tbk (IKAI) originaly was Manufacture Company to produce Homogeneous Tile (porcelain tile) with the trademark “Essenza” and began operating commercially in May 1993.

IKAI is developing business in the hotel property sector, along with the development of tourism and infrastructure businesses in Indonesia.

IKAI estimates the property industry will grow in line with Government policies that support the industry such as relaxing Loan to Value (LTV), lowering mortgage rates, lowering the Property Sales Income Tax rates, tax amnesty and accelerating infrastructure development. PT REALINDO SAPTA OPTIMA












PT Realindo Sapta Optima (PT RSO is one of the subsidiaries of PT Intikeramik Alamasri Industri Tbk, domiciled in Jakarta at Bidakara 2 Tower, Jenderal Gatot Subroto street Kav. 71-73, Pancoran, South Jakarta. Currently, the Company has not started its commercial operations.

Until mid-2018, the Company is still in the process of building its commercial asset. On January 30, 2018, RSO has secured a cooperation agreement with the hotel operator, JW Marriott International. After the agreement, the Company plans to name the asset to JW Marriott, Ubud. The agreement consists of a Memorandum of Understanding and Interim Advisory Service Agreement between JW Marriott International and PT Realindo Sapta Optima. Through this agreement, the Company received the Technical Assistance in developing the hotel construction, design, furnishing, and equipment standards.

The hotel will be built on an area of 6.9 hectares with a total of 72 hotel rooms and 28 units of villas. The hotel has five-star standard with 2 restaurants, function rooms, wedding venues, 2 swimming pools, etc. Architectural design is by Popo Danes and the contractor is by Totalindo Eka Persada. PT MAHKOTA ARTHA MAS


PT MAM is one of the subsidiaries of PT Intikeramik Alamasri Industri Tbk which manages 2.3 hectares of land in Ubud Bali with plans to build a hotel with a total of 150 units of rooms and 10 units of villas.

The company is still finale states of agreement with an international scale operator that can provide added value to the property assets. The design of this asset has been completed by Popo Danes and landscape consultant by John Petigrew. BACK TO THE COLONIAL AGE AT THE HERMITAGE



JAKARTA, KOMPAS.com – The magnificent building with colonial characteristics is alive again. This is The Hermitage, a hotel with new five-star services and facilities. Its strategic location, located on Jl. Cilacap No. 1, Menteng. Located not far from the Antique Market Jl. Surabaya. Since it was operational on 5 June, this building began to be visited by many people.

Classic impression is still felt but does not seem old. Maybe because of a lot of updates. Besides being repainted, the walls are filled with various paintings. There is also a photo of the building documentation before it is updated. Tracing its history, this building was built in the 1920s. “In 1923, this building was the telecommunications center of the colonial government. After being under control of the Indonesian government, this building had become the government office of the Department of Education and Teaching. Then soon, it also became the office of the Directorate General of Culture. Then in 1999, this building also briefly changed its function to become an educational institution, Bung Karno University (UBK). Unfortunately after that, this building was empty and did not receive attention. Therefore, in 2008 it was submitted by The Hermitage. The point, to be used as a hotel without leaving its historical heritage. Since then renovations have been carried out. Then this year it will operate under the auspices of Grace Leo Associates (GLA) Hotels, an international-scale hotel operator based in Paris.

Now The Hermitage, which is a member of The Leading Hotels of the World, which specializes in luxury properties, is starting to get busy. “Indeed, an update was made when we wanted to become a hotel, but we did not necessarily lose its historical value. This front building is an old building while the rear building for hotel rooms is a new building, “explained Karina. Each seemed to break down many stories in his day.

While the rooms, are in the new building located directly behind the original building. The new building has nine floors with 90 rooms and suites. The design of the building was deliberately made in such a way as to resemble the old building. Strong and classic impression is still felt.

The paint is white with a touch of brown from a wall lamp, still carrying the impression and colonial characteristics. Still in the new building, there is a Courtyard Café. This cafe is located in the middle of the ground floor with an open atmosphere. In this new building there is also a rooftop. Usually, visitors come to enjoy the Jakarta sky during the afternoon or night.

The Hermitage has six room types. Among them, Superior Room, Deluxe Room, Executive Room, Junior Suite Room, Executive Suite Room and Presidential Suite Room. The Presidential Suite opens at 3,888 US dollars ++ with a size of 150 square meters. For Executive Suite, the room can be divided into two parts with a door that can be pulled at the border of the living room and bedroom.

History of the Ministry of Education and Culture

Early Independence (1945-1950)
In pre-independence education was not to educate the natives, but rather the colonial interests of the colonizers. In this section, the spirit of fostering Indonesia is so thick as part of building one's identity as an independent nation. Because it is not excessive if the minister's instructions at that time also related to efforts to pump up the spirit of struggle by requiring schools to fly the red and white every day in the school yard, singing the Indonesia Raya song, to abolish the Japanese song Kimigayo.

The ministry's organization which at that time was still called the Ministry of Teaching was still very simple. But awareness to prepare the curriculum has been done. The first teaching minister in the history of the Republic of Indonesia is Ki Hadjar Dewantara. In the Syahrir I Cabinet, the Minister of Teaching was entrusted to Mr. Noble. Mr. Mulia took various steps, such as continuing the previous ministerial policy in the field of nationalism-oriented curriculum, improving educational facilities and infrastructure, and increasing the number of teachers.

In the Syahrir II Cabinet, the Minister of Teaching was held by Muhammad Sjafei until October 2, 1946. Furthermore, the Minister of Teaching was entrusted to Mr. Soewandi until June 27, 1947. In the era of leadership Mr. Soewandi was formed by the Teaching Investigation Committee of the Republic of Indonesia, chaired by Ki Hadjar Dewantara. This committee aims to lay the foundations and structure of new teaching.

Era of Liberal Democracy (1951-1959)
It can be said that at this time political stability became something rare, as well as programs that could be used as milestones, could not be described properly. During the period of liberal democracy, around nine years, there have been seven cabinet changes. The Natsir Cabinet, formed on 6 September 1950, appointed Dr. Bahder Johan as Minister of Education and Culture Teaching (PP and K). Starting in April 1951 the Natsir Cabinet was replaced by the Sukiman Cabinet which appointed Mr. Wongsonegoro as Minister of PP and K. Furthermore Dr. Bahder Johan served as Minister of PP and K once again, then was replaced by Mr. Mohammad Yamin, RM. Soewandi, Ki Sarino Mangunpranoto, and Prof. Dr. Prijono

In this period, the education policy was a continuation of the ministerial policy of the previous period. What stands out in this era is the birth of an umbrella of formal legal law in the field of education, namely the Basic Education Law No. 4 of 1950.

Era of Guided Democracy (1959-1966)
Presidential Decree July 5, 1959 ended the era of parliamentary democracy, replaced by the era of guided democracy. In the era of guided democracy, many tests have befallen the nation of Indonesia. Confrontation with the Netherlands in the West Irian problem, until the events of the G30S / PKI became a severe test for the Indonesian people.

In Working Cabinet I, 10 July 1959 - 18 February 1960, the status of the ministry was changed to become a junior minister. The ministry in charge of education is divided into three young ministers. The Deputy Minister of Social and Cultural Affairs was held by Dr. Prijono, the Vice Minister of PP and K were held by Sudibjo, and the Deputy Minister of Youth Mobilization was held by Sujono.

The New Order Era (1966-1998)
After the G30S / PKI Rebellion was quelled, there was a transition from guided democracy to Pancasila democracy. The era was known as the New Order led by President Soeharto. The policies in the field of education in the New Order era were quite numerous and varied bearing in mind that this order held power for 32 years. The policies include P4 upgrading obligations for students, normalization of campus life, student development through OSIS, improved Indonesian spelling or EYD, real work lectures (KKN) for students, starting school development, and others. In this era precisely in 1978 the new school year was shifted to June. The development of educational infrastructure also developed rapidly during the New Order era.

The Minister of Education and Culture in the New Order era included Dr. Daud Joesoef, Prof. Dr. Nugroho Notosusanto, Prof. Dr. Faud Hassan, Prof. Dr. Ing. Wardiman Djojonegoro, and Prof. Dr. Wiranto Aris Munandar

Reformation Era (1998-2011)
After successfully winning six elections, the New Order finally arrived at the end of its journey. In 1998 Indonesia was hit by a political and economic crisis. Large-scale demonstrations that year succeeded in forcing President Soeharto to resign. The first cabinet in the reform era was the cabinet that resulted from the 1999 General Elections led by President Abdurrahman Wahid. During this time the Ministry of Education and Culture was changed to the Ministry of National Education by appointing Dr. Yahya Muhaimin as Minister of National Education.

In 2001 the MPR deposed President Abdurrahman Wahid in a special session of the MPR and appointed Megawati Soekarnoputri as president. In the era of President Megawati's administration, the Minister of National Education was Prof.
